Allowances and Specifications for New Construction


HEATING:  Hydroair heating system with gas fired burner, 75 gallon Boilermate hot water heater.  Three zones for heat with one zone on first floor, two zones on second floor including separate zone for master bedroom, and one zone for attic, (if completed).   Basement will have heat by hydronic baseboard. First floor registers are in the floor, attic and second floor registers are in the ceiling.

INSULATION:  3.5” (R-13) in exterior walls, 9” (R-30) in basement ceiling, and 9” (R-30) in attic floor.  Walls and ceilings to have vapor barrier installed on interior side of wall.

ELECTRIC SERVICE: Underground to house with 400 AMP breaker panel with ample circuits for all anticipated lighting and appliances.  Non-metallic cable with grounding wire correctly sized for load requirements, as per code.

LOT ZONING: Single family residence, with 20,000 square feet of land, more or less, as the minimum required.   An “as-built” plan of foundation and lot will be provided prior to closing.

WATER SERVICE:  One inch line, Town water to house, three exterior frost free faucets provided.

SEWAGE: GP2010 sewer system. Town sewer is connected to all houses with Environment One.

TELEPHONE: Underground service to house, 7 jacks installed in house with category 5 wiring enabling multiple lines to each location.  All jacks are run to basement.

CABLE TELEVISION: RG-6 coaxial cable, 7 outlets provided.  All outlets are run to basement.

SMOKE DETECTORS:   Wired according to the requirements of the Medfield Fire Department and state building code. All bedrooms have smoke detectors.  Smoke detectors and carbon monoxide detectors wired to central security system.

CEILINGS: First floor ceilings are nine feet in height, second floor ceiling are eight feet high.  Smooth finish on flat ceilings.   Basement foundation is poured concrete with nine foot walls.

ROOFING: “ELK Prestique II Raised Profile” with various colors available, 25 year limited warranty. Ice and water shield rubber underlayment used on all roof valleys.

EXTERIOR SIDING: James Hardie Siding: Hardiplank Select Cedarmill with Colorplus prepainted finish.   All trim will be Harditrim or Azek.  Tyvek housewrap installed under clapboards. Vinyl shutters on front elevation.

INTERIOR WALLBOARD: All walls and ceilings covered with blueboard and skimcoat plaster with smooth finish on walls and ceilings and texture finish in closets. Garage walls have fire coded blueboard and skimcoat plaster.  Wall areas around tub in main bath, shower and whirlpool will have a Durock base for tile.

WINDOWS: “ PELLA” brand, Architect Designer Series, tilt-in wood sash, Insulshield glass with Low E & Argon, double hung windows, wood grills included, white hardware, screens on all venting windows. See attached addendum.  

BATHROOMS: Bathroom fixtures by   Kohler, Lasco or equivalent manufacturer in standard colors. Tile shower in master bathroom, Americast tub, Cambridge style, in main bath with tile surround. Glass door with obscure glass and chrome frame installed on shower units.   See addendum for complete specifications.  Tile flooring in all bathrooms.  Tile backsplash around whirlpool, 12” high. All toilets elongated bowl models.

KITCHEN: Cabinets to be constructed with cherry wood with raised panel doors and choice of stain. All kitchen and bathroom vanities custom designed and built by Country Craftsmen, Uxbridge, MA.  Kitchen countertop and vanity countertops are Granite,” Classic Series” from Aldrich Stone, Norwood, MA.

APPLIANCES:
  All appliances have stainless steel finish. Professional grade appliances from Miele and

Thermador including;  double oven, microwave, dishwasher, built in refridgerator, gas range and disposal
Total allowance for all appliances is $18,000.00
All appliances supplied by A&D Appliance Center, Medfield, MA

ELECTRIC FIXTURES: Recess lighting is included in the kitchen work area (8), and over the fireplace in the family room (2), and over the whirlpool (1). Allowance for all other fixtures, including interior and exterior lighting, doorbells, chimes, etc. is based on the purchase price multiplied by .006. Wiring for two post lights and three exterior flood lights are included and three exterior plugs are included.  Sturbridge style wooden lamp post is included. Wiring for ceiling fans in master bedroom and porch.  

INTERIOR TRIM: Six panel solid molded, Premdoor Masonite doors with wood jambs are installed on all bedrooms, bathrooms, and closets.  Closets have raised panel molded doors. Interior will have 3.5” Colonial Stafford casing, finger jointed and primed on all windows, doors, and cased openings.  First floor will have Colonial style one piece baseboards with 1”X 8” primed finger jointed pine.   5.25” primed Colonial one piece baseboard molding on the second floor, basement and attic. Handrails will be Coffman (model 6010 in Beech) with primed spindles (model C-5015) and round top newel posts (model C-4045).  Chair rail and wainscoting in the dining room and foyer. Two piece ceiling molding in the study, living room, foyer and upstairs hallway (4.5” Crown over 3.5” base) and  three piece molding (4.5” Crown over 3.5” base with dentil) in the dining room.  French doors from foyer into study. Oak treads on foyer staircase with bullnose and volute on starting step in foyer only and oak treads on staircase to attic. Plywood staircase on basement staircases.    Interior hardware on all passage doors will be Schlage (Plymouth) round brushed nickel knobs with privacy locks on bedrooms and bathrooms.

PAINT: Interior; All walls and woodwork to be painted with a prime coat and two finish coats. Three colors may be chosen for the walls and one color for the woodwork.  There will be an extra charge for any additional colors. Benjamin Moore latex matte finish wall paint on walls and Satin Impervo oil on woodwork and all trim work.  All
ceilings painted white.

FIREPLACE:
Masonry constructed chimney, stone face up to mantle height with decorative wood mantle in great room.  Allowance for stone is $300.00 per ton.  Living room will have a  gas direct vent fireplace with tile face at an allowance of $10.00 per square foot for materials and a wood decorative mantel, “the Classic”  model or equivalent.

MIRRORS: Full length plate glass mirrors installed over all bathroom vanities.  Oval mirrors installed over pedestal sinks.

SECURITY SYSTEM: All houses will have a complete central alarm system with two keypads, installed by Independent Security Systems of Medway. Smoke detectors and carbon monoxide detectors are also connected to central system.  Smoke detectors installed according to code are hard wired with battery backup.

FLOORING: Mud room, laundry and 1/2 bath:  Tile flooring 

CARPET: Installed in all bedrooms


OAK: Select white oak flooring installed in living room, dining room, family room, study, foyer and upstairs hallway, and finished with one coat of sealer and two coats of polyurethane semi-gloss finish. Oak is available in additional rooms at a cost of $7.95/sq.ft. Installed.

BATHROOMS: Tile in full baths for floors and walls in tub and shower areas with Durock underlayment.
 

KITCHEN: Option of tile floor or oak flooring with a sealer and two coats of polyurethane.

FOYER: Two strips of inlay border strip will be installed in foyer using walnut or cherry wood (or equivalent).

LANDSCAPING: All disturbed areas will be loamed up to limit of work area and hydro seeded.    Foundation planting along front elevation of house with allowance of $5,000.00 for shrubs including installation.

DRIVEWAY: One base coat and one finish coat of asphalt over gravel base with 1 1/2 inch of base and 1 1/2 inch of topcoat.

FRONT STEPS & WALK: Steps to front door will be constructed with brick veneer over concrete block. Front walk is brick pavers.

GUTTERS: Aluminum seamless gutters and downspouts with splash blocks.

GARAGE DOORS: Garage doors are 1 3/8 “, raised panel “Elite” style from New England Door with lift master 1/2 hp automatic openers on each door.  Transom windows installed over garage doors.

AIR CONDITIONING: House will have three zones of central air conditioning. First floor registers are in the floor, second floor and attic registers are in the ceiling.  One zone will be installed on first floor and one zone installed for second floor.   Second floor will have thermostat control for master bedroom separate from children’s bedrooms.      Completion of system includes; installation of trunk lines and connections to all floor and ceiling boots, condensers, air handlers, exterior pads and wiring, including thermostats.  American Standard brand units for each zone and an efficiency rating of SEER 13. Air conditioning will be equipped to reduce interior temperature 20 degrees; when exterior temperature is 95 degrees, interior temperature will be 75 degrees.

SUNDECK & PORCH: A sundeck will be attached to the house with stairs to backyard.  All floor joists and structural members will consist of ACQ   pressure treated lumber. All decking will be “Latitudes” composite decking with hidden fastener system.   A screened porch will be attached to the sundeck with a vaulted ceiling and two fixed skylights (Velux FS-308).      Rail system for front porch and rear deck will be vinyl posts, railing and spindles. Porch and deck may be optional on some plans.

LAUNDRY: Hookup for washer and a gas connection for dryer with dryer vent installed. Utility sink installed in laundry room.

RADON: Radon mitigation system, with exhaust fan installed in attic vented to the exterior will be installed.

PLANS: House design is based on plans drawn by L. Hasselbeck Design

CENTRAL VACUUM: Central vacuum system will be installed by Beam with power brush attachment.

SKYLIGHTS: Velux brand skylights, fixed glass, low E performance glass

EXTERIOR DOORS:  Front door is Thermatru Smoothstar, 3’ with clear glass and two, 12” sidelights and glass transom over door. Garage side door is Thermatru Smoothstar with grills between the glass, 32” width.

EXCAVATION: Excavation will be done according to plans and site conditions.  Allowance will be made for proper water runoff and grading away from foundation.  Footings shall rest on bearing strata free of loose material, organic matter, standing water, snow, ice or frozen ground.

All disturbed areas will be machine graded and loamed and seeded.

IRRIGATION:  In ground sprinkler system will be installed to cover lawn area.

HOME THEATER: Speaker system by Niles Audio will be installed with four flush mounted speakers in the family room and attic, two flush mounted speakers in the kitchen, living room and dining room and separate volume controls.

BASEMENT: Foundation is poured concrete with nine foot height.

CLOSETS: Closetmaid wire shelving installed in all closets with shelf and pole in bedroom closets and shelves in linen closets.
