Allowances and Specifications for New Construction
HEATING: Hydroair by oil, three heat zones with 75 gallon Boilermate hot water. A 300 gallon tank is installed in basement.
ISULATION: 3.5” (R-13) in exterior walls, 9” (R-30) in basement ceiling, and 9” (R-30) in attic floor.
WALLBOARD: Blue board walls and ceilings with skimcoat plaster, smooth walls and ceilings. Garage walls have firecoded blueboard.
LOT SIZE: 40,000 square feet of land is minimum lot size.
UTILITES: All underground services; water, cable, electric and telephone.
WATER: Town water is connected to house, three exterior faucets.
SEWAGE: Each house has an on-site septic, designed for a five bedroom house, system approved and inspected by the Norfolk Board of Health.
TELEPHONE: Category five wiring with six telephone jacks.
CABLE TV: RG-6 coaxial, prewired for six cable television connections.
SMOKE DETECTORS: Installed and located per order of Norfolk Fire Department. Including all bedrooms. Carbon monoxide detectors installed according to code.
CEILINGS: Nine foot ceilings on first floor, eight foot ceilings on second floor. Basement concrete walls are poured nine feet high.
ROOFING: “ELK” Asphalt/fiberglass shingles with a 25 year limited warranty.
SIDING: James Hardie Siding; Hardiplank Select Cedarmill with Colorplus prepainted finish. All trim will be Harditrim one inch thick trim boards.
WINDOWS & EXTERIOR DOORS: Pella “Proline” series, low E insulated glass, double hung windows with tilt in sash, screens, and grills between the glass. All exterior doors are Thermatru Smoothstar fiberglass with various styles available.
BATHROOMS: Bathroom fixtures by Kohler or Lasco in standard colors with fiberglass 5’ tub and 4’ shower by Lasco. Two sinks in master bathroom and two sinks in main bath and one in half bath. All faucets are Moen brand, Monticello series. See attached addendum for list of all plumbing fixtures. Whirlpool tub in master bathroom and tile surround. Glass door installed on master shower (chrome finish and obscure glass).
KITCHEN: All cabinets and bathroom vanities are custom made, with maple square raised panel doors. Kitchen countertop will be granite, supplied by Aldrich Stone. All cabinets and vanities designed and built by Southern New England Custom Kitchens. Bathroom countertops will be LG Hi-macs solid surface with molded in sinks. Iceline to refrigerator will be installed.

INTERIOR TRIM: Raised panel solid molded doors on bedrooms and bathrooms, raised panel doors on closets including bifolds where used. 3.5” Stafford casing on all windows, doors, and cased openings. 5.5” Colonial baseboard molding throughout house. 4.5” Ceiling molding in the dining room, study, foyer and living room. Chair rail and wainscoting in the dining room. Oak treads on foyer staircase and volute at base of stairs.
FIREPLACE: Masonry constructed fireplace in the family room with raised hearth, decorative wood mantle and brick face up to mantle height.
ELECTRIC FIXTURES: Recess lighting included in the kitchen work area (8) and two over the fireplace. Allowance for all other light fixtures is determined by multiplying the purchase price listed in paragraph 7 of the Purchase and Sales agreement times .005. Wiring for one post light and three exterior plugs is included. All houses have a 400 AMP service.
MIRRORS: Plate glass mirrors installed over all vanities. Oval mirror over pedestal sinks.
PAINT: Vinyl Shutters on front of house are included. Interior walls and woodwork to be painted with a prime coat and a finish coat. Three colors may be chosen for the walls and one color for the woodwork. There will be an extra charge for any additional colors.
FLOORING: Mud room, laundry, powder room and kitchen will have tile flooring at allowance of $3.00/ sq.ft. for tile. Oak Flooring: installed in the living room, dining room, and foyer. Flooring finish is one coat of sealer and two coats of polyurethane. Carpeting: installed in the family room, upstairs hallway, all bedrooms, and study at an allowance of $23.00/sq.yd. Including installation and pad. Bathrooms: Tile flooring in full baths at and allowance of $3.00 sq.ft. for tile. Installation of all tile is included. Color matched tiled is installed over fiberglass tub and shower units.
LANDSCAPING: All disturbed areas will be loamed and hydroseeded. This includes all areas around front of house and over septic system, sides of house and backyard. A shrub allowance of $2,500.00 for a foundation planting is included.
DRIVEWAY: Two coats of asphalt on all driveways with turnouts where possible.
FRONT WALK: Concrete raised aggregate walk from front steps to driveway.
FRONT STEPS: Constructed with concrete block and all brick face on steps, sides and risers. Wood steps on homes with front porches.
GUTTERS: Aluminum seamless gutters and downspouts are standard.
CLOSETS: All closets have wire shelving by Closetmaid.
EXHAUST FAN: All bathrooms will have vented exhaust fans as per code.
AIR CONDITIONING: House will have three zone air conditioning system. First floor is designed to feed from the floor and second floor feeds are in the ceiling. American Standard brand units are installed.
SCREENED PORCH (where applicable): A screened porch will be attached to the kitchen and family room will be 12’x12’ with two fixed skylights (Velux model FS-308) and an attached sundeck will be adjacent to the porch. The sundeck will be 12’x12’ and will have a set of stairs to the backyard. All floor joists will be constructed with ACQ treated lumber. All decking will be “Weather Best” composite decking and railings will be fir or cedar.
ALARM SYSTEM: House will have a security system installed by Independent Security Systems of Medway, MA.
GARAGE DOORS: Three raised panel style garage doors will be installed with automatic openers on each door.
